ACCESS STATEMENT

We are a small comfortable bed and breakfast offering two double rooms and one twin room [all en-suite shower] located on the ground floor. The statement below sets out how to find us, the accommodation available, access and local amenities. Should you require additional information or have specific needs do not hesitate to contact us. Please note however that Malvern is situated on some of the most splendid and picturesque hills in the country, which means that access for certain disabilities may not be available at all locations with-in the area of Outstanding Natural Beauty.



Pre-Arrival

Our web-site contains directions on how to find us including a map. We are located just a five minute walk, [slightly downhill], from Great Malvern railway station and 200M [up a short but steep slope] from the nearest bus stop connecting to Worcester. If arriving by train we can always arrange to pick-ups at no additional cost.



Arrival and Car Parking

‘Puddle Lane’ is located directly opposite the junction with Wilton Road with ‘the Foresters’ public house on the adjacent corner. There is no sign outside the property other than the Enjoy England logo on the building, however the drive is adjacent to a street light and there is a prominent ‘54’ board at street side. There is adequate on site parking for three vehicles though turning is restricted and may involve reversing onto the road when leaving, with which we can assist. The asphalt drive is fairly steep on leaving the road but leads onto level ground to afford easy access to the property. Access is to the rear of the property via a gradual paved ramp 1.20M wide leading to the principal access door [900mm wide]. The road-side door is only accessible via three steps. External lighting is by overspill form the road lighting to the front of the building and PIR operated lights to the side and rear. Guests can get assistance with luggage and in accessing the property.



Main Entrance and Reception

Public Area General [Internal]

The main entrance leads directly onto to the Reception Area, which consists of the Guests Breakfast/Sitting Room, Cloakroom/Drying Room and Kitchen. On entering the property you will be shown directly to your room to freshen up after your journey. All rooms are ground floor level access. Doors are 820mm wide and fitted with lever handles With barrier matting at the entrance the flooring is generally timber boarded with a 12mm step between the boarding and tile floor in the Hall area only. Decoration affords good colour contrast and all areas are well lit with adjustable recessed downlighters. Complementary refreshments are served at your leisure on arrival, at which time we would ask you to complete the registration forms [large print copies are available].



Breakfast Area

Meals are served at a communal rectangular oak table 760 mm high with individual chairs without arms to three side and church pew to the one long side all seats are 450 mm high. Alternative eating arrangements are available with advanced notice. There is one three-seater leather settee [arms to both ends, seat height 450 mm] The Cloakroom leads directly off the Breakfast room, via a 760 mm door, and consists of pedestal wash basin and close coupled WC. Lighting is PIR controlled. Sliding/Folding doors provide level access to a private paved patio located on the south side of the building.



Bedrooms

All three bedrooms are provided on the ground floor with level access. Doors are 820mm wide inward opening with wide sweep for easier access. Two rooms have double beds and one has twin beds. In the unlikely event of a power failure torches are provided in all rooms. All bedrooms have thermostatically controlled radiators. An information package is available in all rooms [large print version available]
• The Bay Room: has a double king sized divan [height 600mm], table 760mm high with two chairs, chest of drawers, single wardrobe and bedside cabinets. Lighting is by 3 No. wall-lights, and with two bedside touch lamps. Flooring is medium pile carpet. The ensuite shower room is accessed by a 760 mm door opening outwards, and has a large level access shower with seat and grab rails. There is a Doc M WC with corner wash-basin [700mm high] Turning space approx. 800mm
• Twin Room: Twin single divan beds [height 620mm], table 760mm high with two chairs, chest of drawers, two single wardrobes and bedside cabinet. Lighting by central ceiling light, 2 No. bedside wall lights, and table lamp. Flooring is medium pile carpet. The ensuite shower room is access by an outward opening 760mm wide door; and has large shower with step up [120mm] and grab rails. There is a standard 460mm high WC and 850mm high washbasin. Walls and floors are tiled. There is a limited turning space of approximately 600mm.
• Double Room: Has a double sized divan bed with posture springing [size 620mm], wardrobe, chest of drawers, bed-side cabinets and desk [built-in] with single chair. Lighting is by central ceiling lamps, bed-side touch lamps, and desk light. Flooring is medium pile carpet.
The ensuite shower room is access by an outward opening 760mm wide door; and has large shower with step up [120mm] and grab rails. There is a standard 460mm high WC and 850mm high washbasin. Walls and floors are tiled. Turning space is approx. 900mm



Gardens

[As at end of May 2009 works were still in progress]

The gardens are framed by mature fruit trees and hedges, and consist of a series of ‘rooms’. Access to all parts of the garden is available, however there are a series of steps and various paving materials to paths and informal seating to raised beds. Level access is available to the Garden Room from the Entrance terrace, a 760mm wide door, and from there to a boarded veranda by the side of the fish pond. The Garden Room contains tables and chairs for relaxing or casual eating, and a table football game. There is lighting, power and a central ceiling fan.



Laundry There are no laundry facilities.

• WiFi is available in all rooms, and mobile phone reception to the area is good.
• All rooms have Freeview TV sets, and bedside radios
• We are strictly a no-smoking establishment.
• Subject to advance notice and facilities being available we are happy to assist guests with disabilities where ever possible.
• Refrigerated small items of food or medications may be kept in the refrigerator in the kitchen at guests risk.
• Emergency/fire evacuation procedure will be advised at time of checking in.



Hours of Operation

We are open all year except for Christmas [hours flexible to business] The B&B will be staffed at all times when guests are in residence. The front door will normally be locked between 11.00 pm and 7.00 am; however the main entrance door to the rear of the property will remain unlocked at all times when the building is occupied.

Works are on-going to improve access to the gardens and extend planting beds
